The well-equipped kitchen has two sinks, three refrigerators, two dishwashers, a professional stove and oven, granite counters, a bar pantry with additional sink, and a storage pantry. It opens to a porch that affords outside dining directly off the kitchen.

The second-floor master bedroom has a king bed, en suite bathroom, two closets, and an adjacent dressing room. Three other second-floor bedrooms have a pair of twin beds each; another room has a queen. On the third floor are a large bedroom with a king bed and a smaller bedroom with two twins. The back of the ground floor has two additional bedrooms, one with twin beds and the other with bunk beds.

The house is fully furnished. It is equipped with cable TV and high-speed wireless internet. The house is heated throughout and air-conditioned in some rooms. Seasonal landscaping work is included, with the exception of snow plowing.

48 Proctor Street is offered for seasonal rental from Labor Day until the end of May, or for the school year. Other arrangements are available upon request.
